How to calculate a mortgage payment

Enter the home price, your down payment and the loan's interest rate and term. The loan amount is the price minus the down payment, and it is repaid in equal monthly instalments. Over 20–30 years the total interest can approach or exceed the original loan, which is why even a small rate difference matters.

The yearly schedule shows how much principal and interest you pay each year and how fast the remaining balance falls. Property taxes, insurance and bank fees are not included.

How much down payment do I need?
Many lenders require 10–30% of the home price. A larger down payment lowers both the monthly payment and the total interest.
Is a shorter mortgage term better?
A shorter term raises the monthly payment but cuts the total interest sharply. Compare both in the calculator before deciding.
Are taxes and insurance included?
No. The result covers principal and interest only; enter interest taxes if your country charges them on home loans.
